As the blanket property/earthquake/flood policy for Raintree Partner’s $3 billion apartment portfolio approached renewal, broker Morgan Anderson warned Scott Baxter, director of finance, that the company could face a 25-30% increase.
“We’re price sensitive but have a high-risk tolerance,” Baxter said. Although Anderson had written the existing policy, he tore it down and rebuilt from scratch, potentially embarrassing his own earlier work.
“Morgan checked his ego at the door,” Baxter said. Anderson worked out a “plus aggregate deductible” in exchange for much higher liability, saving the company substantial premium amounts.
Anderson recommended cyber and environmental coverage to a new client, a West Coast real estate developer. Russian hackers recently broke into the company’s data through an email scam, shut down its systems and held the company for ransom. The new cyber coverage kicked in.
“Morgan knew just what to do, they knew this group of hackers,” an executive said. The company’s systems were up and running again shortly, producing “the perfect anticlimactic ending.”
Another client, whose approach is to overinsure, faced a lawsuit in which a policy took over. Anderson put himself and all his resources into the issue and told the company what to expect. Morgan made sure we approached it correctly,” the principal said.
