When Meredith Esarey took over as CRO at MRK Partners, she inherited what she defines as a “whack-a-mole” insurance strategy.
The 5,000 properties owned by the California affordable housing developer were covered by a series of policies with different limits and deductibles.
“I was renewing a policy every three weeks,” she recalled. Then, in February 2024, she decided something needed to be done about it and asked Chris James if he could help. And, boy, did he.
“Chris came in and did a complete overhaul of our insurance,” Esarey said. “Not only did he change the policies into a master policy; he did it in such a way that we now have only one renewal date, instead of 14, during the year.”
Jim Price, CFO of Orden Company in Orange County, can testify that James is on top of the captive game.
“Over the years, Chris has helped us develop a captive insurance program. So now we have two fairly robust captive insurance companies that we use strategically,” he said. “It seems like every year one type of insurance is out of whack. We have been able to use our captives to backfill [the program] when there are inefficiencies in the market.”
The captive has been particularly relevant, because one of the main elements of Orden’s insurance program is earthquake protection, as many of the company’s assets are concentrated in Southern California.
