With a wealth of expertise in alternative risk transfer (ART), Karen Sullivan is a crucial resource when traditional insurance products fall short — particularly for large, challenging property programs. That was the case for Camden Property Trust, which faced difficulty placing a sizable and complex property program.
“I asked Aon to get creative and offer non-traditional solutions for us to consider to help with rate, predictability, and consistency,” said Grant Reichert, vice president of risk management at the trust. Sullivan invested the time to understand both the existing program and its constraints. She proposed a structured, alternative solution that the trust adopted, placing 35% of its primary coverage across two different ART structures.
According to Reichert, the approach “allowed us to be oversubscribed, which pressured rate, eliminated non-concurrencies, and promoted program predictability and consistency.” While market conditions helped, he added, “I’m certain we wouldn’t have these remarkable results without Karen’s hard work and vision.”
Sullivan continues to add value by developing an in-depth ART analysis for Camden’s liability program, which the organization is now considering. While Sullivan is highly responsive and detail-oriented, her differentiator is how she approaches complex problems.
“A few fitting adjectives for her are visionary, inventive, and strategic,” Reichert said.
