Risk & Insurance: What are some of the keys to your success as a commercial insurance broker?

Daniel Kilberg: I think it starts with expertise. I have gained a comprehensive understanding of the real estate industry, including market trends, regulatory shifts, and the specific risks associated with various property types. This enables me to offer customized advice and solutions to my clients.

Another key has been building strong relationships with clients, insurers and other industry professionals. Trust and rapport are essential for maintaining long-term client relationships and securing referrals.

Continuous learning also has been critical. I stay informed about the latest developments in both the insurance and real estate sectors through ongoing education and professional development.

Lastly, I was fortunate to have strong mentors who guided me in building a successful business in our niche market.

R&I: In the economic sectors you work in, what are some of the biggest challenges insureds face?

DK: We’re keeping an eye on regulatory changes, with agencies like Freddie Mac and Fannie Mae tightening insurance requirements. We collaborate directly with Freddie and various servicers to develop solutions or justifications for the coverage demands that may not be affordable.

In addition, the increasing frequency and severity of natural disasters pose significant challenges. We address these by reviewing limits, retentions, terms, and conditions to proactively plan for such events. Additionally, we implement preventative risk management programs and protocols to mitigate risks when disasters occur.

R&I: If you could name one thing the commercial insurance industry could improve on, what would it be?

DK: Although there have been advancements, the insurance industry still lags in technology adoption. A significant shift is anticipated with AI and analytics transforming industry operations. Gallagher’s substantial investment in technology positions us at the forefront, enabling us to deploy sophisticated solutions for our clients.

R&I: Where do you find the most joy in your work?

DK: I derive the most joy from resolving significant issues for our clients. Whether it’s assisting a new client with placement or claim challenges or helping a long-standing client navigate unfamiliar situations, I enjoy leveraging our capabilities and resources to deliver superior solutions. &
