Conlon helped another client secure liability coverage for a Florida-based commercial real estate portfolio at a time many standard markets are declining to quote due to concerns around exposures such as assault and battery, firearms and animal liability. Conlon developed a layered placement strategy that combined multiple carriers to share risk. By negotiating customized exclusions and structuring coverage carefully, he preserved essential protections, maintained lender compliance, and achieved a slight premium decrease in a market where rates have climbed 10% to 20%. Nugent praises Conlon’s responsiveness and portfolio-level thinking:
